Recent changes to the Australian Government’s First Home Guarantee are set to change that.
From 1 October 2025, the scheme was significantly expanded, making it easier for more Australians to purchase their first home with as little as a 5% deposit. The changes are some of the most substantial since the initiative was introduced and have opened the door for many buyers who may have previously believed home ownership was years away.

So, what has changed?
The most significant update is that eligible first home buyers no longer need to save a 20% deposit to avoid paying Lenders Mortgage Insurance (LMI). Under the First Home Guarantee, buyers can purchase a property with just a 5% deposit, with the Australian Government guaranteeing up to 15% of the loan.
The result is simple but significant: buyers can enter the market sooner without the additional cost of LMI, which can often amount to tens of thousands of dollars.
Another major change is that the annual limit on places has been removed. Previously, buyers needed to secure one of a limited number of allocations each financial year. Now, provided you meet the eligibility criteria and your lender participates in the scheme, applications can be made throughout the year.
Income limits have also been removed, meaning eligibility is no longer determined by how much you earn. Instead, the focus is on whether you meet the scheme’s other requirements, including purchasing an owner-occupied home within the relevant property price cap.
What does this mean for buyers in the Northern Rivers?
For buyers looking in and around Byron Bay, these changes are particularly significant.
Property price caps have been increased and are now based on postcode rather than broad regional categories. This means more homes across Byron Bay and surrounding suburbs now fall within the scheme than ever before.
Areas including Byron Bay, Suffolk Park, Bangalow, Brunswick Heads, Ocean Shores, Mullumbimby, Lennox Head and Ballina all offer opportunities for eligible buyers, although the maximum purchase price varies depending on the postcode.
While many premium properties remain above the applicable price caps, the scheme has made a range of apartments, townhouses and entry-level homes considerably more accessible to first home buyers across the region.
How much could you save?
Consider a property valued at $1 million.
Traditionally, a buyer would need to save a $200,000 deposit to avoid paying Lenders Mortgage Insurance. Under the First Home Guarantee, that same buyer may only need a $50,000 deposit, provided they meet the eligibility requirements.
While every buyer’s financial circumstances are different, reducing the upfront savings required can significantly shorten the journey to home ownership.
Is it too good to be true?
Not quite.
It’s important to understand that the Government isn’t lending you the money or buying part of the property. You’ll still need to qualify for a home loan with a participating lender, who will assess your income, borrowing capacity, employment history and financial position in the same way they would for any other mortgage application.
The scheme simply provides a government guarantee that allows eligible buyers to purchase with a smaller deposit, without the added cost of LMI.
